    Leeds carries an unusual spread for a single city: a dense professional and financial office core, two large universities with substantial estates, and a ring of distribution and manufacturing along the motorway corridors. The right approach depends entirely on which of those you sit in, because the roofs and the load profiles have almost nothing in common.

    Your distribution network operator is Northern Powergrid

    Northern Powergrid holds the Yorkshire licence area, which covers Leeds and the surrounding West Yorkshire districts. They are the network operator responsible for approving and energising your connection, and they are not your electricity supplier.

    Any commercial scale array requires a G99 application and formal approval. Northern Powergrid publish their application routes and indicative determination periods, and they also publish network capacity information that is worth checking on larger schemes before a design is fixed.

    On constrained parts of the network an export limitation device is a routine and inexpensive solution. For an office or a distribution site that consumes through the day, the generation lost to an export cap is usually negligible.

    The city centre office core

    The professional and financial buildings around the centre have the classic office profile: weekday, daytime, heavily lit and ventilated, and almost perfectly aligned with when a rooftop array produces. Self consumption during the week is high.

    The constraint is the same one every city centre faces, which is that the roof belongs largely to the plant. Chillers, air handling and access zones eat the plan area, and the usable figure needs to come from a measured outline of clear space rather than from the building footprint.

    Multi let buildings need the landlord and tenant question resolved first. Who installs, who owns and how generation is allocated between the landlord supply and the tenants determines the metering design, and retrofitting that arrangement afterwards is expensive.

    Universities and the student estate

    The two universities and the private accommodation operators run large, mixed estates spanning teaching buildings, laboratories, catering, sports facilities and residential blocks. Laboratory and catering buildings in particular hold a high base load that persists outside term time.

    Institutional estates also come with published carbon commitments, which changes the appraisal. On site generation is measurable, attributable and reportable in a way that a green tariff is not, and that has value beyond the payback figure.

    Because these estates hold many buildings, the useful first step is usually a portfolio view, ranking buildings by usable roof area against metered consumption, rather than assessing one building at a time.

    The logistics and manufacturing fringe

    Out along the motorway corridors the building type changes to large single storey distribution and production units, with long uninterrupted profiled metal roofs and, increasingly, a fleet charging requirement in the yard.

    These roofs support the largest arrays and the simplest mounting, but the load matters more than the area. A cross docked distribution unit with modest electrical demand can end up exporting most of its generation, whereas a chilled or automated facility absorbs it all.

    Where fleet charging is planned, size the array and the connection together. Charging turns an export heavy site into a self consuming one and changes the economics substantially.
